HFL Building Solutions Implement Energy Efficiency Project

The Lowry in Salford Quays is going green with help from Manchester-based building maintenance experts, HFL Building Solutions, part of the Haden Freeman Engineering Group. The company has implemented new technology to reduce the theatre’s energy costs and usage by up to 50% as well as lessening its environmental footprint.
The project forms part of the wider energy offering from the Haden Freeman Group and is one of the first projects of its kind carried out by HFL Building Solutions.
A range of energy services are available, specifically designed to reduce the environmental impact of large public buildings. In addition to energy audits, consultancy for energy grants and awareness training for staff, HFL Building Solutions has developed a unique software programme specifically for building and facilities managers to monitor and budget for assets within a complex. The technology allows the user to manage their equipment and plan for usage and replacement costs. Monitoring in this way ensures greater energy efficiency as performance of equipment is constantly tracked with low efficiency appliances identified for replacement with greener and cheaper products.
John Toomer, Facilities Manager at The Lowry, said: “The new system is extremely useful as it allows us to review our current equipment costs at the touch of a button and has the ability to forecast our budgets for the next 25 – 35 years. The Lowry is an important cultural landmark and is supported by grants from organisations such as the Arts Council. Applications require us to have comprehensive financial planning and the software enables us to calculate this easily. As we are funded in this way, it is essential for us to set a strong example when it comes to operating ethically and responsibly within the community.
“The team at HFL Building Solutions performed a comprehensive site survey, identifying areas where simple changes could result in significant improvements. The lighting in the main glass atrium has been replaced to reduce energy usage and our HVAC (heating and ventilation) systems have been fitted with variable speed drives (VSD) which reduce energy output by up to 50%.”
HFL Building Solutions also offer support and guidance on the Government’s Enhanced Capital Allowance (ECA) scheme, designed to encourage businesses to invest in energy-saving equipment. Many companies are not taking advantage of the considerable financial savings available, including 100% tax relief, cash flow boosts and lower energy costs in the long term.
Dave Saxton, a Director at HFL Building Solutions, said: “Customers are increasingly querying how they can increase the efficiency of their buildings and there is also constant pressure to drive down costs and reduce the impact on the environment. The majority of our clients have heard about the ECA scheme, but are unsure if they qualify or not. Part of our new environmental offering is to identify eligible equipment and advise on the application process.”
Creating a more energy efficient environment is not just about managing equipment. Many companies need to be aware of how managing staff attitudes can have a significant impact on energy costs and usage. HFL Building Solutions are also working with the staff at client sites, increasing awareness of how they can be responsible for the building’s energy efficiency. The Carbon Trust estimates that offices waste £6,000 each year by leaving equipment on over weekends and bank holidays.
Dave added, “Most clients don’t realise how small actions can make a massive difference. Simple things like turning off lights, switching off monitors and unplugging phone chargers can reduce energy costs and benefit the environment.
“We are increasingly using zoning circuits which allow greater flexibility within the workplace. These separate electrical appliances into designated areas which allows greater flexibility of usage. Buildings no longer need to be completely lit to allow a small team to work. Energy efficiency is about reducing wastage, which in turn also reduces costs.”
